Our vision for Gaydon’s new employment hub
Deeley Properties is proposing an exciting new employment development that has the potential to deliver high-skilled in-demand jobs in advanced manufacturing and logistics. This development will provide up to 500,000 sqft of high-quality employment space, providing 400-500 jobs across multiple sectors and support for local skills and apprenticeships.

The site
Site location
The site is located northeast of the Jaguar Land Rover Gaydon campus, on the B4100 and within 2km of Junction 12 of the M40.
Historically, the site formed part of the Gaydon RAF base, today the area has evolved to support a mix of uses, including commercial, while retaining strong transport links and proximity to growing residential communities with Gaydon and Lighthorne Heath both being located around 1.2km away.

Consultation with the community commences.
June 2025
Anticipated submission of a planning application to Stratford-on-Avon District Council.
Winter 2025
Anticipated determination of the planning application by Stratford-on-Avon District Council.

Anticipated commencement of construction on the site, subject to the approval of our planning application.

Your questions answered
What sort of jobs will you be delivering?
Our plan is to provide a wide range of jobs on the site, catering to different specialisms and skill levels. Our application will include a mixture of industrial and logistics units. These will provide opportunities for skilled tradespeople, management and administration roles.
Won’t additional development add to the traffic congestion?
A full transport assessment will be undertaken as part of the planning process to assess potential traffic impacts and ensure appropriate mitigation measures are in place. The site benefits from excellent access to the strategic road network and improvements to local infrastructure will be considered to support sustainable transport options, including cycling and walking routes.
How will your plans impact local wildlife?
We are acutely aware of the need to make sure that any development that comes forward responds to the needs of the natural environment in addition to providing new jobs. We are committed to creating more wildlife-friendly habitats on the site than we currently find there.
How tall will your buildings be across the site?
We are proposing that all the units will have a maximum ridge height below 16m. This, along with the proposed massing of the buildings, has been carefully considered to minimise visual impact, with appropriate landscaping and buffer zones incorporated.
What opportunities do the community have to influence the proposals?
We are committed to engaging with the local community throughout the planning process. We will be asking for feedback on a range of themes during the pre-submission process and the responses we receive will help to inform the proposals we submit to Stratford-on-Avon District Council.
